(FRANKLIN, Tenn.) June 14, 2016 – Construction will begin this fall on a 4-story, 105,000 square foot corporate office in the Town Center at Berry Farms. Alfa Insurance will anchor the building, moving their office from Brentwood, and lease 65,000 square feet. Alfa Insurance joins Ramsey Solutions, Lee Company and Tennessee Baptist Convention as the fourth major office user to commit to Berry Farms in the last six months.
“We are very excited for our future corporate home at Berry Farms. We explored possibilities all around the midstate area, and the Berry Farms development continued to rise to the top of our list,” shares John Pace, President, Alfa Vision & Alfa Specialty Insurance Corps. “A special thanks to the Boyle team, who has been a pleasure to work with on this project.”
In addition to Alfa Insurance’s commitment to Berry Farms, Boyle now has 40,000 square feet of speculative office space to be delivered at Berry Farms in late¬¬ 2017; the first mid-rise, Class A office space available in the Town Center with convenient drive up parking, filling a much needed void in Franklin where vacancy in Cool Springs hovers around 1%.
“I am thrilled Berry Farms offers the option for growing companies to expand their operations and stay in Williamson County,” Matt Largen, President and CEO of Williamson, Inc. said. “Our growth is led by the private sector and companies like Alfa Insurance continue to make Williamson County an attractive location for business investment. Through the creation of Berry Farms, Boyle Investment Company plays a key role in creating Williamson County’s future built environment. I greatly appreciate their continued investment in Williamson County’s office market.”
The building will be located in the Offices at Town Center, between the Tennessee Baptist Convention HQ and the Lee Company HQ. The Offices at Town Center is a unique district in Berry Farms that will contain Class A mid-rise office buildings totaling approximately 500,000 square feet. The office district features state-of-the-art buildings with attractive architecture and Class A amenities in an innovative and efficient work setting, with convenient surface parking.
“By design, mixed-use districts like Berry Farms offer unparalleled amenities for users because the community is people-oriented, inclusive and connected,” said Kristin Cales, marketing director at Boyle. “Boyle’s strength in designing mixed-use communities lies in our intentional placemaking, reinforcing the connection between people and the places they share.”
Within walking distance of the Offices at Town Center, and adding further to the Berry Farms amenity base, a 123-room Hampton Inn & Suites hotel is currently under construction. The new Publix grocery store and retail buildings, set to open before the end of 2016, will add another 70,000 square feet to the existing retail, for a total of 110,000 square feet of grocery, restaurant, service and specialty retail shops. There is also a seasonal Farmers Market in the Town Center, all within walking distance of the office site.
“South Franklin and the Berry Farms submarket is emerging as a unique destination and new economic engine for the City of Franklin,” states Phil Fawcett, partner at Boyle Investment Company. “This unique, landmark community is one of the fastest growing submarkets in the region and will serve as the southern gateway to Franklin.”
Berry Farms has completed over 150 residences and 40,000 square feet of commercial retail; but more is on the way with a total projection of 1,100 residential units, 1.8 million square feet of retail and 3 million square feet of office space.
